Considerations when adding an extra room to your home

When considering adding an extra room to your home, there are several options available to you.

Converting your loft

A loft conversion is probably one of the most common ways to create extra space – It involves converting the empty space in your attic or loft into a living area. This can be a cost-effective way to add an extra room without altering the footprint of your home. Depending on the size and layout of your loft, you can create a bedroom, home office, playroom, or even a bathroom. Loft conversions often require structural modifications, insulation, and the addition of windows for natural light. Fire safety is also of prime importance. Therefore, the design is generally bespoke to make the best use of the space available.

Adding an annexe

An annexe or granny flat, is a self-contained living space that is attached to your home. An annexe typically includes a bedroom, bathroom, kitchenette, and living area. It can be a great option if you have available land on your property and want to create a spare room. It’s for family and friends to come and stay, elderly relatives to live in. Additionally, you could even rent it out and generate an additional income with a company like Airbnb – depending on adherence to local regulations and obtaining any necessary permits.

Build an extension

Building a new extension involves expanding the footprint of your home by adding a new room or rooms. This can be done by building outwards, upwards, or even downwards, depending on the available space and your requirements. Common types of extensions include rear, single storey, side, or double-story. Extensions provide flexibility in terms of design and can be used to create various types of rooms such as a bigger kitchen, dining area, additional bedrooms, games room or a family room. You might already have a small extension and would like to increase it’s size or replace an existing conservatory, speak to us about how this can be achieved.

Converting your garage

Extending into the garage is another way to gain an extra room without the expense of building an extension or annexe.  The downside is they are usually just a single brick thickness and they may not currently meet the requirements for building regulations. We can help with bringing your garage up to current standards as well as some wall, roof and floor insulation. Often garages will be converted into a home office, gym or games room – we have even seen them as a bar or hot tub room.

Add a mezzanine

If you already have high ceilings then a mezzanine is a fantastic option and can be added without planning permission unless it is a listed building.
